What the industry is dealing with
As of 11 October 2026, three things are changing at once for accommodation businesses in Europe.
Registration of short lets is spreading. EU Regulation 2024/1028 has applied since 20 May 2026. Where a country runs a registration scheme, hosts give their number to the platforms, and platforms pass monthly activity data to the authorities. National schemes follow on top: Ireland has published a Short Term Letting and Tourism Bill, with a register planned to open on 1 December 2026, and England expects its own registration scheme in 2027. Neither scheme is running yet, and the Irish bill is not yet law.
Visitor levies are multiplying. Edinburgh has charged a 5% visitor levy on the first five nights of stays from 24 July 2026. Berlin raised its City Tax to 7.5% in 2025, and Amsterdam charges 12.5% of the overnight price. Each city has its own rules, and guests expect to see the full price before they book.
Staff are hard to find. In the UK, the accommodation and food sector had a vacancy rate of 2.8% in June–August 2026, joint second-highest of all industries. Fewer people at reception means slower replies, and a slow reply often means a booking made somewhere else.
On top of that, guest-facing AI is now regulated in the EU. Since 2 August 2026, Article 50 of the AI Act requires chatbots and voice assistants to tell people they are talking to an AI.

No. Portals remain one of your channels. Our job is to make sure that a guest who finds you on Google, or comes back for a second stay, can book with you directly and easily.
02Can an AI assistant quote prices and availability?
Only from your booking system or price list, never from memory. Anything uncertain, such as special requests, groups or changes to a booking, is passed to your staff for approval.
03Do guests have to be told they are talking to an AI?
Yes. Since 2 August 2026, Article 50 of the EU AI Act requires AI systems that talk to people to make that clear. Our assistants say so at the start of every conversation.
04Which booking systems do you work with?
Practically any system that has an API or webhooks: booking engines, PMS and channel managers. If there is no API, we link to your existing booking page.
