Holiday lets and short-term rentals

What the industry is dealing with

Short-term rentals are moving from “list and go” to “register, then list”. As of 11 October 2026:

  • EU level. Regulation 2024/1028 has applied since 20 May 2026. Where a country runs a registration scheme, hosts give their number to the platform, and platforms send monthly data per listing, including the number and the listing URL, to the authorities.
  • Ireland. The Short Term Letting and Tourism Bill was published on 6 October 2026 and is not yet law. It plans a Fáilte Ireland register for lets of up to 21 nights, with the number shown in every listing. Platforms would have to check numbers and remove listings that do not comply. The register is planned to open on 1 December 2026; Fáilte Ireland’s page still says it is not yet open.
  • England. A registration scheme for short lets is expected to start in March 2027, according to a law firm’s reading of updated government guidance. There is no portal and no fee structure yet.
  • Netherlands. Since 1 April 2026, Amsterdam allows holiday letting for only 15 nights a year in Centrum and De Pijp, and 30 nights elsewhere, with a notification for each let. The city’s tourist tax is 12.5% of the overnight price.
  • Austria. Vienna plans a short-term rental register from 1 January 2027, with listings removed if they have no number and fines of up to €50,000, according to media reports. The law had not passed the city parliament when we checked.
  • Visitor levies. Edinburgh has applied a 5% levy on the first five nights of a stay since 24 July 2026.

The pattern is the same everywhere: one number that must appear wherever the property is offered, plus local limits and charges that guests should see before they pay.

What we do for holiday lets

Your own booking site. A simple, fast site per property or portfolio, with photos, the full price including any levy, online payment and calendar sync with Airbnb and Booking.com. Your registration number sits in the footer and on every property page.

A listing check. We go through your website and listings and give you a list of every place where the registration number, house rules or levy information is missing. You make the changes on the platforms yourself, or we do if you give us access.

A night counter where limits apply. For cities with annual caps, we can show booked nights per property and warn you before you reach the limit. The counter is a tool; following the local rules stays your responsibility.

A digital guest guide. One link or QR code with check-in steps, Wi-Fi, parking, rubbish collection and house rules, plus an AI assistant that answers from that guide in the guest’s language. Guests are told they are chatting with an AI. Anything outside the guide goes to you.

Ready-made solutions

  • Direct-booking website for apartments and holiday homes.
  • AI guest assistant that also powers the guest guide.
  • Google Business Profile for properties that can have one, with honest review requests.

How we start

  3. We check your current listings and site and send you the list of gaps.
  4. We build the site and guest guide, and test calendar sync before going live.
  5. The domain and every login are in your name, and the project code is yours once paid for. We fix anything that comes up in the first 30 days.

03Questions

Questions we hear most often

Can't find your question? Write or call — we'll give you a straight answer, no strings attached.

[email protected]+48 889 009 550
01Can you register my property for me?

No. Registration is done by you, through the official portal, and questions about planning permission or local rules belong with the authority or your adviser. We make sure that once you have the number, it appears everywhere you advertise.

02Will my own site replace Airbnb?

It is an addition, not a replacement. Calendars sync with the platforms so you avoid double bookings, and returning guests get a direct way to book.

03Is the Irish register already in force?

As of 11 October 2026, no. The bill was published on 6 October 2026 and still has to pass the Oireachtas. The government plans to open the register on 1 December 2026. We will update this page when dates are confirmed.

04Can the guest guide answer questions automatically?

Yes, from the information you approve: check-in, Wi-Fi, parking, rubbish, house rules. Guests are told they are chatting with an AI assistant, and anything unusual is sent to you.
