Sopot
Sopot runs on guests
Sopot has just over 31,000 residents and received 378,409 guests in its hotels and other accommodation in 2025. That is 12,090 guests for every 1,000 people living here, more than ten times the national ratio. Those guests spent over a million nights in the city.
The year has a sharp peak. In summer 2024 the city reported average occupancy of 84% in June, 87% in July and 92% in August. Over all of 2025 the figure was 50.6%. In practice, hotels and spas have too many enquiries in summer and too few from October to April.
The top end is crowded too. The national CWOH register lists 24 categorised hotels and similar establishments in Sopot, five of them five-star. For a town this size that is a lot of competition for the same guest.
Sopot is also an official spa town, with health resort status since 1999. It has more outpatient clinics per resident than any other city we cover: 17 per 10,000 people, against 7 nationally.

What’s specific to Sopot right now
- Short-term rental rules are changing. EU Regulation 2024/1028 has applied since 20 May 2026. The Polish bill on short-term rental and hotel services passed the Sejm on 8 October 2026 and is now with the Senate. Plan for listing and registration details to change in 2027.
- A dense, demanding market. 306 business entities per 1,000 residents, the highest of any city we cover, and 176 companies with foreign capital. Local competition is professional.
- AI disclosure. From 2 August 2026, guest chatbots must say they are AI under Article 50 of the AI Act.

02We own apartments in Sopot but live abroad. Can you handle everything in English?
Yes. We speak Polish, English, Ukrainian and Russian. In German we reply in writing. The booking site, Google Business Profile, guest messages and AI assistant can be managed in English, while guests see Polish, German, Swedish or whatever your bookings call for. You keep ownership of the domain and accounts.
03What changes with the new short-term rental rules?
The Sejm passed a bill on short-term rental and hotel services on 8 October 2026, and it is now with the Senate. Since 20 May 2026, EU Regulation 2024/1028 has also applied. Check the final Polish rules with an adviser. We make sure your site and booking system can be updated quickly once they are known.
