Leisure properties live by the calendar. As of 11 October 2026, a few things shape how they sell:

  • Visitor levies are spreading, and the details differ. Edinburgh has charged a 5% levy on the first five nights of a stay since 24 July 2026. Guests expect to see such charges before they pay, not at check-in.
  • Guest-facing AI must identify itself. In the EU, since 2 August 2026, any chatbot or voice assistant answering guests must tell them they are talking to an AI (AI Act, Article 50).
  • Enquiries are complex. A family wants a cabin near the playground, a school wants twenty beds and meals, a company wants a team weekend. Each needs a tailored answer, usually from the same small office team.
